Land promotion is a collaboration between landowner and promotor or developer, with the joint aim of delivering high-quality new homes and maximising the value of a piece of land.
As land promoters we are highly motivated to achieve the most valuable planning permission in the most efficient way possible, since these costs only affect our own share of the sale proceeds.
We take on the task, and associated risks, of obtaining planning consent — which is invariably time-consuming and expensive, and the outcome uncertain.
Once permission has been granted, we can:
Sell the site on the open market with the benefit of planning permission and a design code to ensure quality. The net proceeds of sale are shared between us and you, the landowner.
Sell individual ‘serviced plots’ to local Custom and Self-Builders. We design and install the site infrastructure (which includes landscaping, roads, and utilities to each plot) and set design codes to ensure quality and consistency. Work on the infrastructure typically begins once we have sold a certain number of plots. We do not charge commission until after it’s been installed and fully paid for; we charge a percentage of the profit generated after project costs have been recouped.
Take a more hands-on approach where we create serviced plots but also offer a choice of pre‑approved house designs each with its own potential in terms of size, layout, finish, and price. We connect buyers with an array of companies and local lenders who help them get a home customised to their needs, and even offer the option of contracting with buyers to build the watertight shell for them.
The right approach will vary from site to site; we will help prepare a bespoke strategy for every project.

With the Government increasingly focussed on building the new homes the UK needs, there has never been a better time to consider the potential of your land.
We focus on small plots of land that tend to be overlooked by larger and more traditional developers. Typically, we’re looking for plots on the edge of existing settlements (village, town, or city) and will consider those:

Between one to ten acres in areas of UK where we can identify a need for new homes

That we believe are suitable for a planning application in the short‑term
-
In areas where a local plan is yet to be adopted

That are already allocated in a local or neighbourhood plan.
After an initial assessment, and if we believe your land has a reasonable prospect of achieving planning consent for residential development, we will look to enter into a land promotion agreement where we will bear all planning and associated costs. We will then promote the site through the planning system with a view to obtaining a suitable consent. We only charge if we’re successful with the application.
