Leaper is bringing forward a thoughtfully designed custom and self-build neighbourhood on Victoria Mill Road, on the south-west edge of Framlingham.

About Framlingham

Framlingham is a historic Suffolk market town, well known for its castle, strong sense of community and range of local shops, schools, and services. It sits within a rich rural landscape while remaining well connected to nearby towns and the wider region. This balance of heritage, accessibility, and local amenities makes Framlingham a sustainable and highly attractive place for new homes that meet local needs and support the town’s long-term vitality.

Our proposal is for 35 new homes arranged around a village green, creating a place that feels rooted in the character of Framlingham while offering a modern, flexible way of living. The development includes 23 custom and self-build homes, alongside 12 affordable homes, helping to meet local housing needs and support a balanced community.

Inspired by the historic form of Framlingham and surrounding Suffolk villages, the layout is centred on a green with informal streets, shared surfaces and a strong sense of enclosure. This approach encourages slower traffic, safer movement, and a more sociable, village-like environment. We’re also creating a new equipped play area and multi-use games area for anyone to use.

Homes are designed using a traditional Suffolk architectural language—wide-fronted houses, pitched roofs, chimneys, painted render and red brick—combined with high-quality detailing and generous landscaping. Variation in house types, rooflines and materials ensures the development feels organic rather than repetitive.

True to Leaper’s ethos, the development places choice and quality at its heart. Buyers will be able to influence the design of their homes through a range of custom and self-build options, delivering homes that are better suited to modern living and built to a high environmental standard.
