Ingoldisthorpe is a village between Snettisham and Dersingham in the borough of Kings Lynn and West Norfolk. Located to the north of the Sandringham Estate, the village forms part of a string of coastal settlements stretching from Kings Lynn in the south to Hunstanton in the north, on the edge of The Wash.
A collaboration with Custom-Build enabler LivedIn, Project Orange was commissioned to design a scheme for 12 homes around an existing pond on a green field site on the edge of the village. The principle of development of the site was established through a planning appeal and so the detailed proposals were to form the substance of a reserved matters planning application.
Landscaping, by Area Landscape, reinforces local ecology through the planting of native pines, grasses and gorse, and marginals around the pond.
The homes vary from three- to five-bedrooms and incorporate a variety of open plan and more traditional layout choices. All houses feature steeply pitched roofs with raised gables, substantial chimneys, and dormer windows as is typical in the area.
Elevations combine a palette of locally distinctive carrstone with soft red brick, natural larch or black stained batten on board cladding, and red or black pantiles to roofs. These are combined in a variety of ways, allowing buyers to customise the look of their home.
